What you can expect from Sago Property Management:

Sago provides proactive residential property management services to individual property owners, with a detailed full-management service from beginning to end. Sago believes in screening quality tenants for each property, finding the best tenant for your property, and creating a reliable process for you, the owner of the property.

New Rental Processing:

  • Advertising and personal showings of the property
  • Screening of potential tenants – Sago runs background checks consisting of credit, criminal and eviction records. We verify employment and income along with obtaining a landlord reference
  • Writing of all Lease paper work required


While Rented:

  • Collecting rent – tracking and processing late payments or bounced checks
  • Maintenance management – resolve tenant requests professionally and quickly while obtaining owner’s approval for any requests requiring expenditures that exceed the amount maintained in escrow.  

Sago begins immediately advertising the available property, screening and approving tenants. Sago writes all lease paperwork and completes signing with tenants.  Sago will inspect property once the contract is signed to provide you with any suggestions or guidance for prepping the property, and will coordinate approved work for you.

Sago advertises the property through a variety of mediums, including Craigslist, Zillow, Hotpads, Apartments.com, Apartmentfinder.com, Apartmentalist.com, Livelovely.com, Tulia.com, Apartmentos.com, Sago's website, and more. Once your tenant signs the lease, Sago coordinates access for tenants to move in and provides required walkthroughs. Throughout their lease, Sago collects rent, coordinates any maintenance items needed (preventative, or emergency,) as well as deals with any late payments or bounced checks during rent collection. Throughout the lease Sago will do quarterly interior walk throughs of the property in order to have an idea of condition, if need be.  At move out Sago again does required walk through process and documentation per GA Law. Sago then distributes Security Deposit as required. 

Sago provides 24 hour access to our online accounting system and website for owners and tenants to use. Tenants are able to pay rent online easily as well as us an App to ensure on time payments. Owners are able to log onto the website to see if rent has been paid, if any charges have occurred, or view pending transfers to their account.
